This Large luxury condo is only 15 minutes south of the Cancun airport down the Cancun/Tulum Expressway #307 in the quiet fishing village of Puerto Morelos.... a second floor 3 br/3 ba  condo in a small private complex with lap pool and beach.

Constructed in 2004, the architect and builder utilized very high quality materials. Nestled in an upscale beach neighborhood and within view of the fabulous spa Ceiba del Mar, it commands a view of the sea that is both thrilling and entrancing. From our 100 sq.ft. balcony, we watch cruse ships going to and from Cozumel , windsurfers off the beach and wedding parties on the long Ceiba pier with a palapa on the end.

Because of the upscale neighborhood and amenities, this complex is more suited for adults and families with older teenagers 12+. Children from 4-11 years old are not allowed except for the families of owners and there also is a "no pet" rule.

Dive or snorkel the reef! A beautiful section of the 2nd longest reef in the world is 300+ meters off the beach. Dive shops are nearby  with windsurf and kayak rentals. Charters for fishing ,diving and snorkeling are available very close by in Puerto Morelos for all of your water sport needs. Parasailing and other sports are nearby in Playa del Carmen.

This non-smoking unit is fully air-conditioned with 2 large bedrooms and a small 3rd "maid's room" with its own half-bath but no closet.  The seaside bedroom with king has it's own marble bath while the other bedroom  with a queen and double bed and the living areas are served by a hall marble bath. The 3rd room has a double bed and its own half bath, but no a/c. A roll-away and portacrib are available.

Equipped for your vacation convenience with a complete & spacious galley kitchen, including Bosch cook top, microwave, full-sized refrigerator, coffee maker, blender, toaster oven and  washer/dryer, this is a great place to enjoy or as a base for exploring the Mayan Riviera.

Eat in or dine out at one of the local restaurants on the town square in Puerto Morelos. Several food shops are nearby for basic needs, plus large USA-style supermarkets located in Cancun and Playa del Carmen.

Bus or van tours can be arranged to Tulum and other sites by Marand Travel , the managers of our property who also provide a Meet/Greet service for a fee if you do not want to rent a car.

An easy 1 hr. drive to the ancient Mayan city of Tulum or even closer is Xel-Ha, the largest natural aquarium in the world and a snorkeling haven...and Xcaret, a botanical & zoological park with entertainment and snorkeling. Cancun and Playa del Carmen beckon with shopping and nightlife.
